Description
PROJECT SUMMARY Interior tenant improvement project for a small grocery market on ground floor vacant space of a recently completed mixed use building. Work to be completed within 2,779 sq ft store, shared ground floor tenant spaces [Janitorial and Trash Rooms], rooftop, and existing shaft and Type 1 duct to roof [approx. 46 ft]. Improvement shall accommodate sales floor and cashier/checkstand area, produce prep area, refrigeration system and cases, two cold storage cooler boxes, two storage areas, and office. One of two existing completed ADA bathrooms to be converted to Storage. Work shall include minor demolition of existing partitions, new partitions, new finishes, and associated mechanical, plumbing, and electrical improvement. The following requirements apply: * Build America, Buy America Act [BABA] — Requires all iron, steel, manufactured products, and construction materials used in the project must be produced in the United States [see Reference Materials below]. — Subcontractors and their sub-subcontractors are required to maintain clear records including country of origins documentation, component cost percentages (for manufactured products), and full supply chain documentation. — BABA Compliance and Payment Release: Subcontractors and their sub-subcontractors must submit all required BABA documentation, including country of origin certificates and supply chain records, concurrently with each monthly payment application for the respective materials. Failure to provide complete BABA documentation will result in the immediate withholding of progress payments for the unverified materials. Any project delays or replacement costs incurred due to non-compliant materials shall be fully backcharged to the Subcontractor. * Prevailing Wage — All subcontractors and sub-subcontractors are required to pay not less than the State or Federal prevailing wage, whichever is higher. — State Prevailing Wage Determination is 2026-1: https://www.dir.ca.gov/OPRL/2026-1/PWD/index.htm — Federal Prevailing Wage Determination is CA20260018 Modification #5: https://sam.gov/wage-determination/CA20260018/5 — Prevailing Wage Indemnification: Subcontractor assumes full responsibility for strict compliance with all applicable State and Federal prevailing wage laws and Certified Payroll reporting requirements. Subcontractor agrees to fully indemnify, defend, and hold harmless Sutti Associates from and against any and all fines, penalties, legal fees, and administrative costs arising from the Subcontractor’s, or its lower-tier subcontractors’, failure to comply with wage requirements. * Site Conditions Acknowledgment: Attendance at the Bid Site Walk is optional but strongly encouraged. (Site photos and shell drawings are included in bid reference documents.) Regardless of attendance, by submitting a proposal, the Subcontractor acknowledges that they have independently investigated and are fully aware of all existing site conditions. Sutti Associates will not entertain any change orders or requests for additional compensation based on site conditions that could have been reasonably observed prior to the bid submission. * Bid Validity: By submitting a proposal, subcontractors guarantees that all submitted pricing, including labor and material costs, shall remain firm and valid through December 31, 2026. Subcontractor bears all risks associated with material price escalations and supply chain delays prior to the projected construction start date.
