EXT AIR | Private Terminal Ground Lease

The Airport Commission is commencing a Request for Proposals (RFP) process for the Private Terminal Ground Lease. This Lease requires the development, construction, and operation of a private terminal servicing departing and arriving passengers on scheduled commercial flights, and optionally airline crews, offering a private, luxurious, bespoke and expedited experience away from SFO’s public terminals for dwelling before commercial flights, including the Transportation Security Administration (“TSA”) screening, delivery of guests to the aircraft for domestic and international flights via private vehicles on approved Airport ramps, and the reverse journey upon arrival, including Customs and Border Patrol (“CBP”) screening for international arrivals. The Private Terminal must provide private rooms for guests and may include a salon for multiple parties. The site chosen is currently known as Plot 42 and is 75,023 square feet on North Access Rd. The site includes 13,415 square foot lot directly across the street which will be used for vehicle parking. The term is 14 years, plus one option to extend the term by two years, exercisable at the sole discretion of the Airport Commission. The Minimum Annual Guarantee (MAG) shall be the sum of the following: • 5% of Gross Revenues achieved up to and including $15,000,000.00; plus • 7% of Gross Revenues achieved above $15,000,000.00 The Minimum Annual Guarantee (MAG) for the first year of the Lease will be One Million Five Hundred Thousand and 00/100 Dollars ($1,500,000.00). The MAG is adjusted annually pursuant to Section 4 of the Lease. Please review RFP document for all details.
