GSA Public Buildings Service U.S. GOVERNMENT NOTICE OF LEASE REQUIREMENT The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: State: Tennessee City: Nashville Delineated Area: North: Beginning at the intersection of U.S. Route 41/Clarksville Pike and State Route 155/Briley Parkway, proceed east and then south on Briley Parkway until its intersection with U.S. Route 70/Lebanon Pike. Proceed east on Lebanon Pike and continue onto Lebanon Road until its intersection with State Route 109. East and South: Proceed south on State Route 109 until its intersection with Interstate 840. Proceed south and then west on I-840 until its intersection with I-65. West: Proceed north on I-65 until its intersection with I-440. Proceed west and then north on I-440 until its intersection with I-40. Proceed north on I-40 until its intersection with I-65. Proceed north on I-65 until its intersection with I-41/Rosa L Parks. Proceed west on Rosa L. Parks Boulevard until its intersection with Clarksville Pike. Proceed north on Clarksville Pike until its intersection with Briley Parkway. Minimum Sq. Ft. (ABOA): 18,500 Maximum Sq. Ft. (ABOA): 19,425 Space Type: Warehouse and related use Parking Spaces (Total): As required by code Parking Spaces (Reserved): 10 Full Term: 15 years Firm Term: 10 years Additional Requirements: Offered space must provide or have the ability to provide two (2) drive-in bays with motorized doors measuring a minimum of 12'-0" W x 14'-0". Offered space must have a minimum clear height of 16'-0". Offered space must have ability to be heated and ventilated to maintain temperature between 55⁰ F to 78⁰ F with relative humidity between 40% to 60%. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Building name and address; Contact information and e-mail address of offeror’s representative; ABOA SF and rentable square feet available, identifying the specific floors and square footages; Floor plan of available space; Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell; Operating costs per ABOA SF and RSF included in the full-service rates; Evidence that the offered space will meet the specific requirements identified herein; and Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
