Designer Selection for the Design & Renovation of Two Municipal Administration Facilities

The Town of Nantucket ("Town"), acting through its Owners Project Manager, CHA Consulting, Inc. ("OPM"), is seeking responses from architectural or engineering firms qualified and licensed to do business in the Commonwealth of Massachusetts, to provide professional services for the Design and Renovation of Two (2) Municipal Administration Facilities at 16 Broad Street and 20 South Water Street in Nantucket, Massachusetts ("Project"). Issued in accordance with Massachusetts General Laws Chapter 7C, sections 44-58, this Request for Qualifications ("RFQ") sets forth the procedures and requirements to be employed by the Town of Nantucket in procuring the services of a Designer for the Design and Renovation of Two (2) Municipal Administration Facilities. The selected design firm will be responsible for phases, including, but not limited to: Feasibility Study, Schematic Design Development, Construction Documents, Pre-Qualification and Bidding, Selection, and Award of the construction contract in collaboration with the OPM and the Town. All duties defined by the Inspector General for a Designer are expected to be included in any executed contracts between the Town and Designer. Activities will commence upon selection of a Designer and issuance of a Notice to Proceed. The Town anticipates that the successful Proposer will be awarded a contract which includes a modified cost-plus fee compensation methodology up to a not-to-exceed amount with no markups on subconsultant/subcontractor compensation or on “Other Direct Costs”. The contract with the selected firm will be for a term of up to three (3) years, with an effective start date planned for November 2026.
