Santa Cruz Downtown Library Tenant Improvements

The Project to be performed consists of furnishing all labor, materials, tools, equipment, and transportation required to complete the Project, with a scope of work to generally include, but is not limited to, the following (the “Work”). The tenant improvements include construction and installation of building systems, architectural elements, and specialized library components required for operation of the public library. The scope generally includes mechanical, electrical, plumbing, fire protection, and low-voltage systems serving the tenant area, as well as interior partitions, glazing, ceilings, railings, finishes, millwork, and metalwork and minor structural work for new interior stairs . Mechanical work includes installation of HVAC distribution and associated equipment serving the tenant spaces. Plumbing work extension of shell and core infrastructure and includes fixtures and routing of domestic water and sanitary systems within the tenant area. Electrical work includes lighting, power distribution, and associated branch circuitry. Fire protection work includes modifications and extensions to the building’s sprinkler and fire alarm systems. Low-voltage systems include new telecommunications (tele/data), audiovisual, and security systems to support the function of the new downtown library. Architectural work includes interior build-out elements such as interior partitions, glazing systems, ceilings, interior finishes, casework, and cantilevered metal library shelving. Additional scope includes interior and exterior library signage, main and mezzanine stairs, and roof deck elements including decking, pedestals, soffits, lighting, electrical, and planting areas.
